What Pennsylvania companies offer

Water damage leads, documented on 33 of 36 sites. Mold remediation follows at 27 of 36 and fire and smoke at 24 of 36. Sewage and biohazard cleanup reaches 20 of 36 and storm damage 19 of 36. If your problem is a sewer backup or a tree through the roof, narrow the list to companies that name that service before you compare scores.

Emergency language is common here. 31 of 36 claim 24/7 service and 27 of 36 say they'll work with your insurer. Free estimates are less common, at 17 of 36. Every company on this page is independent; none is a franchise location.

The promises most sites skip

A 24/7 phone line and an arrival time aren't the same promise. Only 11 of 36 Pennsylvania sites commit to a response time, and 9 of 36 describe a warranty on the work. 22 of 36 name an industry standard such as IICRC S500 or S520, which is self-reported and scored as such. None shows a third-party credential we could confirm on our own.

Those gaps explain the numbers at the top of the list. The listed companies have a median coverage of 79%, but the ranked ones have a median score of 48. We could check most of what matters. What we found is that many sites leave out the timing and the guarantee.

What the business records search added

Pennsylvania's Department of State publishes its current registered businesses as open data on data.pa.gov. For each company we search that record for the exact business name in the same city. A match confirms the entity and gives us a creation date. A clear miss is recorded too, and still counts as checked. That search is the difference between the ranked list and the table beneath it.

The creation date only counts as years operating when the entity was formed in Pennsylvania. A company formed in another state and registered here as a foreign entity gets its registration confirmed, but not an age from that date. The dataset holds current registrations only, so a company whose filing has lapsed won't appear.

How to check a restoration company in Pennsylvania

Begin with the Attorney General. Pennsylvania has no state license for most construction contractors, but anyone doing at least $5,000 of home improvements a year must register with the Attorney General's Office. The Home Improvement Contractor Search finds a registration by PA number, business name, applicant or address.

Then check your municipality. Some Pennsylvania towns license home improvement, electrical or plumbing work on their own, according to the Department of Labor and Industry.

Mind the deposit. On a home improvement contract over $5,000, the Act caps the deposit at one-third of the price, or one-third plus special-order materials listed in the contract.

Mold has no rulebook here. The Department of Health says there are no federal or Pennsylvania state regulations about mold, so a company's own description of its process is most of what you'll get. For a home built before 1978, the EPA runs lead Renovation, Repair and Painting certification in Pennsylvania; paid work that disturbs paint needs it. The Department of State's Business Entity Search confirms the company itself. Each profile marks license, IICRC and lead-safe checks as Not verified until one is logged.

Frequently Asked Questions

Does Pennsylvania license restoration contractors?

Not at the state level for most construction work. The Department of Labor and Industry says the Commonwealth has no licensure or certification requirements for most construction contractors. Some municipalities set their own rules, most often for home improvement, electrical and plumbing work, so check with your township or city.

What is a PA home improvement registration?

Under the Home Improvement Consumer Protection Act, a contractor who does at least $5,000 of home improvements a year must register with the Attorney General's Office. The Office is clear that registration isn't an endorsement of the contractor's skill. It tells you the company is on file, and nothing about the quality of its work.

How much can a contractor ask for up front?

On a home improvement contract over $5,000, no more than one-third of the price, or one-third plus the cost of special-order materials named in the contract. Some large home improvement retailers are exempt.

Why are some Pennsylvania companies on this page unranked?

Their coverage is under 70%. For those companies the business records search didn't settle the match either way, so their website evidence had to carry them alone, and it can't. An owner can send the registered entity name through our corrections page.
