Which restoration companies in South Carolina can we vouch for on evidence?

South Carolina has an unranked table for now: 18 companies, compared side by side but not put in order. We rank only above 70% coverage. Website evidence stops at 69%, and until an open-data registry or license file for South Carolina is wired into our checks, nothing lifts a company over the line. We'd rather leave the bar alone than rank on thinner evidence.

120 companies reviewed in South Carolina, 18 met the listing bar, 0 of those scored here (evidence coverage of 70% or more).

Before a South Carolina company appears here, its own website has to name a restoration service, list a contact route that works and show a location we can read, and a second source has to agree. 18 of the 120 companies we reviewed passed. Each gets an Evidence Score on fixed weights, with coverage showing the share of that score we could check. Unchecked items count as zero. Stars and review totals aren't used.

What the evidence shows

Every company does water

All 18 listed South Carolina companies document water damage, so a flooded crawl space or a burst supply line is covered wherever you start. The spread comes after that. Mold remediation appears on 14 of 18. Fire and smoke and sewage cleanup each appear on 11 of 18, and storm damage on 10 of 18, which is worth knowing in hurricane season.

On the service side, 14 of 18 advertise 24/7 response and 13 of 18 mention working with insurance. Exactly half offer free estimates. No company on the list is a franchise location.

Where the websites go quiet

Most of these sites stop short of commitments you can hold them to. 4 of 18 state a response time. 3 of 18 describe any warranty. Ask about both before anyone starts tearing out drywall.

Standards fare better: 12 of 18 name one, such as IICRC S500 for water or S520 for mold. We score that as the company's own claim, because we can't see a certificate behind it. No South Carolina company shows a third-party credential we were able to confirm.

Why nothing is ranked yet

Median coverage here is 69%, the ceiling for a website. The points above it come from outside records, such as a business registry entry and the formation date it carries. South Carolina's Secretary of State has Business Entities Online, which searches existing entities and registered agents, but we haven't wired it or the LLR license data into our checks. So the list is a comparison, and you'll do the license check yourself.

How to check a restoration company in South Carolina

South Carolina splits residential work between two credentials, both run by the Residential Builders Commission at SC LLR. A residential builder license covers building, repairing or improving a home of up to three floors on jobs over $5,000. Specialty trade contractors register instead once a home repair or improvement job passes $500, and each registration covers up to three trade classifications. A specialty contractor can't build additions without a residential builder or another licensed supervisor.

The Commission's licensee lookup searches by name, company, city or license number, and it covers both groups. If it returns nothing, the page suggests searching again under the commercial contractors board.

Read what you sign during an emergency. A home solicitation sale can normally be cancelled until midnight of the third business day, but not once you've signed a separate request for emergency work to prevent damage and the crew has begun.

Don't expect the state to settle a mold question. SCDES says there are no state or federal mold standards and that it can't inspect homes for mold. For homes built before 1978, the EPA runs lead Renovation, Repair and Painting certification in South Carolina, with an emergency provision that exempts firms from some requirements after a disaster. Business Entities Online confirms the company exists. Each profile here lists license, IICRC and lead-safe checks as Not verified.

Frequently Asked Questions

Who licenses home restoration contractors in South Carolina?

The Residential Builders Commission, part of SC LLR. A residential builder license is needed to build, repair or improve a home of up to three floors when the job costs more than $5,000. Specialty trade contractors doing home repair or improvement work over $500 register with the same Commission as Residential Specialty Contractors.

Can a specialty contractor rebuild part of my house?

Not all of it. A Residential Specialty Contractor registration covers up to three trade classifications, and the Commission says a specialty contractor can't build additions without a residential builder or other licensed supervisor.

Can I cancel an emergency water job I signed for at home?

It depends on what you signed. South Carolina lets a buyer cancel a home solicitation sale until midnight of the third business day after signing. That right doesn't apply if you signed a separate statement asking for emergency work to prevent property damage and the work has started.

Will the state test my house for mold?

No. The South Carolina Department of Environmental Services says there are no state or federal laws, regulations or standards for mold or indoor air quality, so it can't test, monitor or inspect homes for mold.
