What the evidence shows

Ready to answer, slow to commit

Baltimore-area sites promise availability. 8 of 9 say they answer around the clock and 7 of 9 mention insurance claim help. Water damage is on all 9, mold on 8 of 9, and fire and smoke and storm work on 7 of 9 each. Sewage and biohazard cleanup drops to 5 of 9, as do free estimates.

Specifics are scarce. A single company states how quickly a crew arrives, and a single company describes a warranty. 6 of 9 name an industry standard such as IICRC S500 or S520, a self-reported claim we score as one. None of the listings is a franchise location.

Why the table stays unranked

A ranking needs 8 companies at 70% coverage. Each Baltimore-area company can document at most 69% on its own site, which is exactly the median here, and the rest of the score depends on an outside record. Without an open Maryland registry to search, every company stops at the same line.

Checking a company in Baltimore

Only MHIC-licensed contractors may contract with homeowners for home improvement work, which the Commission defines as alteration, remodeling, repair or replacement of a building used as a residence, including individual condominium units. Commonly owned areas of condominiums, and buildings with four or more single family units, fall outside that definition, which matters if you manage a condo building. Subcontractors working for a licensed contractor don't need their own license. Run the public query on any company here before work starts.

Frequently Asked Questions

Can a Baltimore restoration company handle my insurance claim?

Only so far. The Maryland Home Improvement Commission says a contractor can prepare an estimate for fire, storm or flood damage and answer the insurer's questions about it. Without a public adjuster license from the Maryland Insurance Administration, it can't prepare the claim, negotiate it or advise you on your coverage.

How do I check an MHIC license?

When we checked in September 2026, the Commission's public query searched active licensees by personal name, trade name, city or zip code, salesperson name or license number. For disciplinary history, the Commission says to contact it directly.
